
If you’ve ever been hesitant or scared to pick up the phone and talk to estate agents then this blog post aims to breakdown your barriers and help you talk to estate agents! Tom Heaney uses some very specific keywords when talking to agents (as you’ll hear on the live demo below) so make sure to pick them up and try them when you next speak to an estate agent.

Now before you even start ringing estate agents you need to do some research and comparables. Here’s what happened before the live demo above…
During this property event, everyone was broken into a group of 2 or 3 unrelated people and tasked with a challenge. Tom then taught everyone how to use Rightmove and Zoopla that met the rules which Tom set.
- The properties had to be between £40,000 – £70,000
- Must be simple ‘vanilla’ buy to lets which required no work
- Must NOT be an auction property
The challenge?

Okay, now that you’ve found a great property with a great ROI, checked your comparables and double-checked everything… It’s now time to talk to the estate agents! 😱
But luckily for you, we’ve outlined below some easy steps for you to follow!
- State the purpose of the call (e.g. I’m calling to get some information of a property at XYZ location)
- Fact find! (Have they been to view the property themselves or if anyone is there who has? Their view on the potential rent etc…)
- Fishing… “If I offered £xxx on this property, would they consider it?” (See if you can find out more and whether your offer may even be considered)
- Remember to keep building rapport (be polite, courteous and who knows this estate agent might be part of your power team when helping you find future deals!)
- Ask if there are any other similar properties on the market
- Thank them for their help!
The key thing here is to get the maximise your return on time! You want to try to get as much information as possible from the estate agents so you don’t have to waste time booking a viewing, driving there and only to find out that the house needs considerable work done or the landlord wouldn’t even consider your offer.
